The building, dating back to 1910 and overlooking the sea in Santa Margherita Ligure, had been converted into a residence in the 1970s with the insertion of a reinforced concrete structure that had compromised its accessibility and functionality.
The new ownership launched a conversion project into a luxury hotel, with the aim of preserving the historic façades and providing a lightweight, flexible seismic-resistant structure.
The project involved the selective demolition of the old reinforced concrete structures and the construction of a new galvanised steel frame, assembled without the use of heavy machinery.
The composite corrugated steel floor slabs are supported by H- and I-section beams and columns. The existing stairwell-lift cores were retained as dissipative elements.
The historic façades were consolidated with approximately 1,000 steel connectors and eight pairs of corner tie-rods, ensuring integrity and durability in the marine environment.
