Set right behind the beach of this well-known Ligurian seaside resort, the hotel boasts a long tradition dating back to 1910 and has, over the years, become a building whose façades — with their distinctive architectural features — are subject to heritage protection. In the 1970s, the building underwent a radical internal transformation in reinforced concrete, becoming a residence with small apartments set on staggered levels, which entailed significant structural and disabled-access challenges.

The new owners who acquired the property wanted to proceed by restoring the hotel's prestige, bringing it up to 5-star status through a radical internal renovation — the façades being protected by the Heritage Authority (Soprintendenza). Taking into account the particular features of the site and the difficulties of access for machinery and cranes, the project entirely redesigned the interiors in steelwork, with the exception of the stair and lift cores in concrete, which are used to discharge the seismic forces of each floor. The perimeter walls, on the other hand, remained as simple infill, and their displacements are compatible with the new steel structure, which is seismically compliant.

Proceeding in two phases, the metal structures — consisting mainly of H- and I-beams and corrugated steel floor slabs — were assembled, resulting in a homogeneous structure with wide spans (up to over 10 metres) that can be exploited above all in the reception, dining and relaxation areas. The design, carried out in accordance with the NTC 2018 and EC 3, took into account both horizontal and vertical displacements, as well as those caused by atmospheric agents, fully exceeding the expected values.

Finally, great attention was paid to the corrosivity of the location, protecting all the metal structures with hot-dip galvanising 80 microns thick.
